To get an estimate on property taxes, enter the price of the home and then click the "Click to Calculate  Taxes" button.   Don't take this as what you will actually pay.  Use it to compare various areas.  It's going to depend on what the tax assessor appraises your home for and the homestead exemptions that you qualify for.

The calculation used in this spreadsheet is as follows: 40% of the price of the home less the standard homestead exemption amount. Then divide that by 1000 and multiply it by the millage rate. Millage rates and exemption amounts as per sources that are linked to.  As of November 2011. There's also a column showing how much it is without the homestead exemption.  This is how much it would be if you were a landlord and renting it out.

DeKalb County has a special HOST (homestead optional sales tax) where they collect a 1% sales tax and at the end of the year they have to use at least 80% of that for additional homestead exemption credits.  This makes the calculation a little tricky but I did adjust for it.  This HOST credit is used on the county portion but not on the school or city portion. 

Be careful when you check the county websites for the property taxes.  Some local cities bill the city taxes separately from the county.  For example, Gwinnett County includes the local city taxes in their bills but they don't do it for Buford, Duluth, Norcross or Suwanee.  This calculator is the total for both city and county and also includes sanitation and stormwater fees.  It's as close to the final tax bill that you'll receive as I could make it.  To be exact, you should just call up the specific taxing authority and have them.

!!!! If you got a great deal on a home, taxes next year will be based on that new purchase price.  SB 346 is effective as of January 1, 2011. Here's a blog post I did on it.

48-5-2.... the transaction amount of the most recent arm's length, bona fide sale in any year shall be the maximum allowable fair market value for the next taxable year.
