The new real estate marketing system is unique among businesses because of its Multi-Listing Service. Realtors actually cooperate with each other to list all available real estate in the area, so that buyers can find exactly what they’re looking for almost without effort.

You won’t find cooperation like that on a car lot.

And on websites that have the Google-powered MLS, buyers can simply hone down their preferences, plug them in and view photos of their new home.

The process at Phoenix MLS is very simple. First, select your search area; for example, if you’re interested in Central Scottsdale, check that box. You’ll have your choice of 37 cities to pick from.

Then you’ll want to choose the exact type of property you’re looking for. You’ll choose among single family, multi-family, condos, town homes, commercial, land or lots and commercial leases.

Step three is to select your price range. You can leave the defaults at “no minimum” and “no maximum,” or you can plug in the price you want to pay, to the nearest $25,000 mark.

You’ll decide how many bedrooms and bathrooms you want next, and then if you have a preference as to minimum square footage or a swimming pool, you’ll indicate those.

The Phoenix MLS feature allows you to sort by price from the highest to the lowest, and to save your search if you want to.

The home page sports a great Google MLS Map window where all you have to do is click on a map to choose your area. Once you do, you’ll find another map with a much closer view, including virtual pushpins marking all the listings in the area you chose. You’ll also see the number of listings found, the minimum and maximum prices, and the minimum and maximum bedrooms… all on this very first page.

To make things even easier, there’s a complete mortgage center with a mortgage calculator to help you determine whether you qualify for a loan and project the exact payments. You can get a pre-approval form from this very same page.

Buying or selling real estate in Phoenix has always been a matter of choice. But now, with MLS online, your choices are suddenly easier to make.
