Do You Need an Atlanta Real Estate Attorney to Help Put Together Your Home Sale?

Did you find a buyer for your home by yourself and now need the help of a good real estate attorney to put together all of the paperwork?

As a real estate agent, I know the importance of working with a good closing attorney.  I've worked with several over  the years and right now I always recommend Larry Feldman of Feldman Law Offices.

Not all real estate attorneys are the same.  On the surface it might look like they pretty much do the same thing and charge the same amount.  Like shopping for a mortgage, you have to look at the total costs that the closing attorney is charging.  A big revenue source for closing attorneys is the commission they receive on title insurance.  Let me make this clear.  Title insurance is a big deal and I recommend that everyone purchase it.  But make sure you don't pay more than you have to.  Also make sure you aren't getting a stripped down version

Some closing attorneys will charge you a low attorney fee, ie. $300, but then gouge you on the title insurance.  A general rule of thumb is $2/thousand of the loan amount is the price for the lender's title insurance.  Then, owner's title insurance will run around $1/thousand of the purchase price.  If you are paying much more than this, you are paying too much.   Also, make sure you are getting a premium package.  Many standard policies have  all kinds of special exceptions.  Most people just take what they are given without even asking a question.  Be smart.  Ask them to explain your options.

Many big name real estate attorney offices use young lawyers right out of law school.  They might have one experienced lawyer who the inexperienced lawyer rely on when they run into special problems.   I much prefer using an attorney who has the experience to quickly handle any odd thing that might crop up.

That's why I  prefer using  Larry Feldman of Feldman Law Offices.  He and his sister-in-law  Ava run a small firm that specializes in real estate closings.  They are the real deal.  They have an efficient system set up so nothing slips through the cracks.  I've used many closing attorneys in my career and feel that Larry is one of the best.  Why use a rookie who is in training when you can deal with an experienced vete

Closing Services include:

  • Obtaining and reviewing the title search and tax information
  • Obtaining payoff statements from existing loans to be paid off at closing
  • Resolution of any title issues
  • Issuing title insurance
  • Obtaining proof of hazard (homeowners) insurance
  • Preparation of the settlement statement
  • Receiving the net mortgage proceeds from the new loan
  • Meeting with borrowers to execute the loan documents
  • Preparing all checks necessary to close the loan
  • Arranging for recording of the Deeds
  • Obtaining and recording of any necessary releases
  • Preparing and submitting the title insurance policy and prepare a closing Package for the lender with a copy for the borrower.

We have sold homes inside the perimeter and outside the perimeter.  We can't know everything so for clients who want to look for property in Peachtree City, Newnan, Stone Mountain, Douglasville, Macon and areas further out we will gladly recommend a good agent who specializes in those areas.

We help buyers negotiate with builders for residential new construction houses. New houses in Atlanta are hot right now.
